2. Quality Construction Park Model
Our crews that construct your Park Model Home are experts at what they do. Our Park Models are meticulously constructed with high-quality materials, ensuring that they will last 30-50 years. Many are built right here in Lancaster County, which allows us to have not only the best craftsmen build your park model, but also source from local, high-quality materials. All Zook Cabin Park Models have a RVIA Seal and are built to the ANSI A119.5 Standards. When you purchase from Zook Cabins you can be assured that your Park Model (legally an RV) is built to the local standards. However, you will need to make sure that we know exactly where your Park Model is to be installed so we can ensure that any adjustments. If your municipality zoning allows park models, then you are good to go. There are no other building codes that apply.
All our park model homes have a total of between 395 and 400 sq. ft., mobile but large enough to feel like a functional home. See examples. While they are not fully furnished with all appliances, we do include mirrors, shelves, cabinets, microwave, fridge, cooktop, AC/ heating units, and more. See specific models for more info.
3. Fast Delivery Services
Our delivery personnel will deliver your Park Model Home wherever you are across the states (excluding HI and AL). The only requirement is that the chosen site is readily and easily accessible by our delivery equipment. The ground leading to the prepared site should be firm, and unobstructed to avoid damage the equipment or Park Model. While our Park Model delivery team is composed of some of the best drivers and escorts, occasionally stuff does happen that damages the park model. In such a scenario, the incident would be documented by the truck driver and fixed by our warranty team. To reduce the risk of damage during delivery, we cover large windows, and tape moving parts on the inside of the park model in preparation. We will set up a delivery date and promptly deliver the Park Model to your property. If requested, we will even install the Park Model directly on your prepared pad.

What is NOT included
Here are a few things that we do not include in a Park Model Package:
- Currently, we do not provide customizations on our Park Models. What you see is what you get.
- We do not provide site preparation. All pad installation (concrete, stone, or other) is the responsibility of the customer.
- We do not hook up your Park Model to utilities. While the Park Model has hookups for electricity, water, and sewer, it is the customer’s responsibility to connect their home to water and electrical supplies.
- We also do not make alterations such as porch or wainscoting installations.
- Zook cabins will build your Park Model to code, but the customer will need to secure all permits/licenses for the Park Model (probably accounting to RV regulations).
- Downspouts and Gutters are also not included in our building specs, though we highly recommend installing them to lower the chances of leaks, mold, and deterioration.
Park Model Guarantee
- We will respect your property. We guarantee that we will leave your site as clean as we found it. Our delivery/installation team is trained to leave the site as untouched as possible when leaving your property. See warranty section below for more details.
- We value your time. We guarantee that we will have your Park Model Home on the day specified in your communication with our representative. Only three things are liable to change this: inclement weather, equipment failure, or lack of customer site preparation.
- We guarantee that you will receive exactly what you ordered. What we show and sell is precisely what you will get. You can trust the integrity of our sales representatives.
- We will never leave you waiting. We guarantee prompt and efficient service and communication. Because we highly value your service and respect, you can expect calls and emails to be returned by the end of the next business day at the latest.
- We will provide you with exceptional customer service, whether you come by in person or manage your purchase virtually. We value your service and are determined to treat you with priority and care, helping you to make an informed purchase, get the best fit for you, and to be prepared for delivery/installation.
Park Model Warranty
We have a 1-year workmanship warranty. Everything we do except the appliances is covered by our warranty. Installation of said appliances is covered by our warranty. Any issues or defects are to be reported to our warranty department and will be fixed as soon as possible.
What voids our warranty:
- rodent infestation
- improper set-up
- damages from being unlevel
- adding any addition
- changing the structure in any way
- lack of full payment
To lower the probability of damage and wear, we recommend a spring and fall thorough inspection to keep your Park Model in optimal condition. Especially take advantage of the yearly winterizing routine for your Park Model to make these closer inspections, scanning for mold, infestation, and leaks. See more on Park Model Maintenance.
