Permits & Legalities for Park Model Homes
The first step, possibly before even purchasing your Park Model Home, is to research your local guidelines for tiny homes on wheels (THOW) and RVs. Our Park Model Homes are technically considered RVs by most local codes. We build all our Park Models to the ANSI A119.5 Standards and ensure RVIA certification. All you will need to do is register/permit it as an RV or Park Model RV and obtain the necessary zoning permits.
Depending on where you live you will be under different regulations. For RV living, there are usually specific guidelines on whether or not they are used as a permanent residency, where you park them, and what foundation they are on. Often, they are required to remain attached to their wheels, and removing them would put them in a different category of codes (such as mobile homes or tiny houses) which would require different permits.
Site Preparation & Prep for Delivery
Access & Location
When it comes to access and location for your park model delivery, there are 4 things that you are responsible for related to Site and Delivery Prep:
- Choosing the location.
- Making a clear pathway to the drop-off area.
- Obtaining all permits.
- Setting up the foundation as needed.
Zook Cabins policy is curbside delivery. However, we will place the cabin onto the pad if the customer requests it.
It is very important that Zook Cabins has open and stable access to the requested site. If the access given is unacceptable, our delivery crew will drop off the Park Model at the closest location to the site available. We can also rent a skid steer to fully deliver the cabin.
Corners need to be accessible for a semi-truck.
We require all trees to be trimmed back and wires to be tied up if need be.
At least 18 ft. of width is needed on a straight drive-through area.
No obstructions or objects that would damage/ hinder the Zook cabin crew or equipment should be in the way.
Note: The customer is responsible for the breaking, cutting or damaging of any wires, cables, septic tanks, pipes, etc., in the course of delivery or setup of the building.
Foundation
Park Model Homes are usually prohibited from being taken off their wheels. However, it is allowed and recommended for leveling to be done to the model using blocks, and wedges. Here’s a helpful article from Tiny House Basics with more specifics on setting up and leveling a tiny home on wheels.
As a company, we require a stone foundation of at least 4-5 inches of crushed stone, or a concrete pad. This needs to be set up and ready before delivery. Not complying to these requirements for the foundation waves the warranty with Zook Cabins automatically.
Utilities
You, the customer, are responsible for organizing all needed utilities for the park model. This can be done after the delivery, but it would be wise to have a plan in place for septic, electric, and water hookups so that if the location needs to be changed or parts installed beneath the building it can be completed, before installation on the site.
Photos
The number one missing link to a delivery is not having enough pictures from the customer’s site. Zook Cabins requires photos to be sent from all sites.
Our Park Model Delivery
The Process
The Zook Cabins crew usually delivers Monday through Friday, from 6am to 6pm, depending on where you are. The delivery distance is calculated from our Zook Cabins LLC facility or a related one to your place. Sometimes we might need to reschedule due to bad weather or unexpected events. If you think the weather or ground conditions could make delivery unsafe or difficult, please let us know so we can rearrange it.
Our policy is curbside delivery. However, we will place the cabin onto the pad if you request it. If the terrain is too rough, we are not responsible for any damage during the process of a complete site delivery.
As previously stated, our team will place your cabin on your pad if the pad is accessible by the truck. However, if we are unable to access the pad with our equipment, we will arrange a rental skid steer for the site on delivery day and pull the cabin onto the pad with the machine. This rental will be charged to the customer.
You will not need to provide anything tool or equipment-wise unless it was previously discussed with our team.
If your site is very accessible and in good condition, the delivery process should not take more than an hour. Our service only includes delivery and placing the building on the provided foundation. The customer is responsible for leveling the building and hooking up the electricity, water, and sewer.
Add-on Services
While currently unavailable, Zook Cabins is looking to add the final steps process as an optional service package. This would include leveling the cabin, skirting the cabin, and building a deck or steps. The only thing that will not be provided is hooking up the electric, water, and sewer.
Aside from the hookups, this add-on service package would leave the building entirely ready for your use and enjoyment.
Summary
We at Zook Cabins strive for an excellent delivery experience for our customers. However, that does require all the above steps to be responded to and acted on by you as our customer. Missing steps of the required installation/site prep could amount to rough terrain, untrimmed trees, and or limited driveway access. This could result in a damaged cabin. If a cabin is damaged during requested delivery, and the contract has been signed by the customer before the truck driver’s efforts to deliver the cabin, the customer is responsible for the damages, and Zook Cabins will not be held responsible.
