Park Model RVs: What You Should Know
What is a Park Model RV?
What is a Park Model Camper? A Park Model RV is a home-like recreational vehicle designed as semi-permanent lodging wherever RV’s are allowed and are usually used as temporary or seasonal living space. They are usually found in campgrounds or RV parks, but also make great individual vacation homes, or retirement homes. According to the Recreational Vehicle Industry Association (RVIA)…
“A Park Model RV is a unique towable RV designed to provide temporary living quarters for recreational, seasonal, camping or travel use.”
A Park Model RV is built on wheels, making it relatively easy to move locations, although due to their size, most Park Model RVs are parked in one location for longer periods of time than a typical RV.
And while the argument could be made that Park Model RVs aren’t actually RVs because they are much less mobile than other RVs they are still built to the same standards and code that other RV manufacturers use, with the only difference being the size and the ease of relocating them.
Park Model RV Specifications
While they are officially classed as recreational vehicles, Park Model RVs often feel much more like a house due to their size and functionality. But to qualify as a park model RV, it must meet the following specifications.
- Built inside a manufacturing facility.
- Built to the ANSI A119.5 housing standards.
- Title and registered like any other recreational vehicle and receive the RVIA seal. These requirements may vary between different states.
- Can be up to 15 feet wide and 44 feet in length, although the total square footage of living space can not exceed 400 square feet. (FL = 500 sq.ft.)
- The sewer, electric, and water are connected after the unit is parked, like a traditional RV.

Park Model RV: FAQs
Can you live full-time in a park model?
The answer to this question is… kind of. Most park models are not designed for full-time occupancy, and some states actually don’t allow you to live full-time in an RV. But if you live in the south, or you winterize your park model, they do make a great housing solution.
What Is the Difference Between an Rv and A Park Model?
The primary difference between an RV and a park model is the ability and ease of moving them. While an RV is designed to travel and be on the road a lot, Park Model RVs are much more of a permanent home. And while it is possible to move a Park Model RV, most owners choose to set the Park model in one location, whether it’s a campground, RV park, or otherwise, and leave it for the season, or permanently.
What’s the Difference Between a Park Model and A Tiny Home?
While park model RVs often look a lot like tiny homes, not all tiny homes meet the criteria of a Park Model RV. Park Model Homes are really not homes at all but rather built, classed, and registered like RVs even though they look like homes.
