For years, you dreamed of living tiny, and you finally found your dream park model tiny home at Zook Cabins. You placed your order, and now, you have been waiting for a few months for delivery, and you’re curious: “How will this tiny home be delivered?” More questions start to come to mind, and it can feel pretty confusing:
Do I need wide open space for my tiny home to be delivered?
Will the delivery team need special equipment to deliver my tiny home?
Will the delivery team level off my tiny home when it is delivered?
Surprisingly, a quick Google search does not give you much information on how your tiny home will be delivered. However, we hope this blog will answer your tiny home delivery questions.
What Kind Of Vehicle is used to deliver a tiny home?

Usually, your park model home tiny home will be delivered using a semi-truck that trailers the park model tiny homes to you. You will need to be on the premises during delivery to give our drivers directions to the location you have prepared.
However, in rare circumstances, you may see that we have had a tiny home delivered via a large pick-up truck. This is not our typical mode of depickup, but we wanted to let you know that it is possible for you to see the delivery of one of our tiny homes via pickup truck. (One thing to remember is that our park model tiny homes, are not DOT-certified. Additionally, most homes require an oversized load escort to ensure proper delivery. This means trying to “self-deliver” your tiny home is not an option when working with us.)

Are All tiny homes delivered the same way?

Yes and no. All tiny homes wpickupd to be delivered via some kind of vehicle with a large towing capacity. At Zook Cabins all of our tiny homes will be delivered to you via semi-truck. On the other hand, companies who build there tiny homes to different sizes and specifications may deliver your tiny home via a large pick-up truck. If you have specific questions about how your tiny home will be delivered, ensure you work directly with the company that will be bringing your tiny home.
Additionally, final delivery to your site may require a skid steer. If you have questions about how you may need to plan for final delivery, reach out to us. We would be happy to guide you along the process and help you find the information you need.
How Much Does it Cost to Have a Tiny Home Delivered?

Nothing, well, kind of. A quality tiny home builder should include the delivery price when getting you a quote for your tiny home. This means that you should not incur any additional delivery costs when ordering your tiny home. In some cases, a tiny home builder will show you the price of the building alone, making it appear as though their prices are cheaper. However, if that is the case, be prepared that your mileage costs for delivery can be pretty expensive in addition to the price you are already paying.
How much space is needed for Tiny Home Delivery?

To have your tiny home delivered, like out popular A-Frame or Aspen, you will need a 16-foot high and 16-foot wide space on a straight path. If the path you are using has turns that your tiny home needs to be maneuvered around, you will need 16 feet plus the width of the tiny house. for the best manuevering.
We understand this can be a difficult task, especially in a tight space. While we have very skilled delivery drivers, we will ask that you sign a waiver if you cannot meet these requirements. This waiver states that Zook Cabins and its delivery team are not responsible for any damage to the property or the park model, as our recommendations were not followed for the standard of best delivery practices.
Do I need electricity, water, and sewer hookups ready for my tiny home delivery?

No. You do not need to have all your connections ready on the day of delivery. However, if you intend to use your tiny home the same day as it is delivered, we recommend that you have these in place and ready to go on the day of delivery. One thing to keep in mind is that having your septic in place will help the delivery team know the best location for setting your park model home in your prepared area.
If you do not have utilities, that’s okay. However, it may make it more challenging to have your park model connected to utilities after it has been placed.
Additionally, delivery does not include attaching your tiny home to the utilities, that will be your responsibility. If you do not feel comfortable setting up and connecting utilities to your home, we recommend hiring a local contractor. These professionals would have the know-how and provide you with the best possible solution.
Do I need anything to Anchor down my tiny home upon delivery?
Yes, we recommend that you anchor down your park model home. This will ensure that your tiny house is safe and ready to go during high winds. While the above video shows you how to complete anchoring on a mobile home, the same ideas apply to the overall process of your tiny home.
What Kind Of Equipment do I need to move my tiny Home After Delivery?

If you would like to move your tiny home after delivery, there are a few ways to do it. First, if you are only looking to move it a short distance, you can use a skid steer or tractor capable of pulling the home.
If you would like to move your tiny home a substantial distance away, we recommend contacting a transport company that could move your tiny home for you.
What Should I expect to be included in my tiny home delivery?
The delivery of your tiny home includes transportation and setting up your home. Transportation will include driving it from our shop where it is built and to your site. We will set the tiny home on your prepared site upon arrival. From there, we will leave you to enjoy your new park model home.
Is Leveling included in my tiny home delivery?
No. Once the home has been dropped off at your prepared site, it is your responsibility to level it. However, don’t worry—leveling your tiny home is not as difficult as it may sound. Take a look at our park model delivery video above and see for yourself how simple it is.
